Specifications

  • The footers shall be 10x18 w/2#4 rebar continuous 3500 PSI.

  • There shall be 4” perferated drain pipe with #1 stone over pipe
    with fabric over stone before backfilling.

  • The foundation shall be ICF Forms with 8” of concrete 3500 PSI.

  • Exposed foundation shall have 1/4” cement board installed. 

  • Concrete Slab in garage shall be 4” concrete 4000PSI
    over 4” #1 stone w/ 6 Mil Poly and 6x6 w 2.9 x w 2.9 wire mesh.

  • There shall be a covered ramp from the garage to the air-lock entry
    The slope on the ramp will be 4.6 degrees

  • The garage floor shall be sloped from back (2” higher) to the front.

  • There shall be an access panel in the floor of house, in the WIC of the
    master Bedroom.

  • The ceilings throughout the house shall be 8’.

  • Exterior walls shall be 2x4’s @ 16”o.c. #2 spf or better.

  • There shall be roof trusses @ 24” o.c. #2 spf or better.

  • Floor joists shall be 2x10 @ 16” o.c. #2 spf or better.

  • Floor sheathing shall be 3/4” T&G osb decking Advec on floor or equal.

  • Roof sheathing shall be 5/8” OSB roof sheathing or equal.

  • There shall be  two rows of ice and water paper on roof. 

  • Wall sheathing shall be 7/16” osb sheathing or equal.

  • Insulation in walls shall be 3 1/2” blown-in closed cell foam R-25. 

  • Insulation in the attic shall be blown-in cellulos insulation R-49.

  • The band of the crawl shall be insulated with 3” blown-in closed cell insulation R-21.

  • The windows shall be Energy King Pro 150, White exterior, White interior with white extension jambs 4 9/16”, J channel windows, with grills and screens.

  • Exterior doors shall be Therma-Tru fiberglass doors, and the dining door shall be 6’-0”x6’-8” Sliding Glass Door. The garage entry door is 2/8X6/8 9 Light Glass door.

  • Roof shall be owens corning duration shingles. 

  • The siding shall be double 4” owens corning vinyl siding. 

  • The soffit shall be perforating soffit for venting roof with aluminum fascia.

  • The corner boards shall be vinyl 3 1/2” corners.

  • The interior doors shall be six panel hollow core doors on jambs. 

  • The casing shall be 2 1/2” colonial FJ trim primed.

  • The baseboard shall be 3 1/4” colonial FJ trim primed.

  • All trim and interior doors shall be painted with one coat of semi-gloss paint.

  • All electrical shall be done according to all local and state codes.

  • The electrical allowance for all fixtures shall be $500.00.

  • The led disc lights shall have dimmer switches.

  • The rangehood shall be vented to the exterior.

  • The bathroom accessories allowance shall be $500.00. Towel bars,
    toilet paper holders, shower rods, hooks and mirrors.

  • The hardware allowance for interior locks and exterior locks shall be
    $500.00.

  • The owner shall supply light bulbs if not supplied with the fixtures.

  • The house shall be delivered broom clean.

  • The tile flooring shall be installed over cement board.

  • All drywall board shall be painted in white flat wall paint ceilings, closets and walls in bedrooms, living room and dining room.

  • There shall be a complete gutter system included. No gutter guard is included.

  • The tile for floors in bathrooms shall have an allowance of $200.00 including taxes. 

  • There shall be a one piece fiberglass shower unit in the master bedroom.

  • The kitchen cabinet allowance shall be $7,000.00 including taxes.

  • The counter top allowance shall be $2,000.00 including taxes.

  • The appliance allowance shall be $1,800.00 including taxes.

           Mitsubishi Mini Split system:

    a. One single zone unit of 18,000 BTU with H2i heat pump for the living room and dining room, kitchen. One wall-mounted air handler.

    b. One 3 zone unit of 18,000 BTU with H2i heat pump for the 3
bedrooms. 3 separate wall-mounted air handlers.

  • The hot water heater shall be a 50 gallon electric.

  • The harwood floor allowance shall be $5500.00 including tax.

  • Final driveway shall be crushed stone.

  • Electric service shall be 200 amp.

  • The electric service from the nyseg pole shall be an underground service.

  • NYSEG needs to inspect the site after we stack out the house to access
    your electrical needs and distances for their primary electric pole.
    They will caculate the cost to bring electric to the house this amount will
    be the responsibility of the home owner. We think there will be no charge
    to hookup your electrical by NYSEG.

  • There will be no gas serve to the house. The house will be all electric.

  • There shall be two outside water spickets one in the front and one in the back.

  • There shall be two outside receptacles one at the front door and one at the back deck.

  • Electrical Service shall be 200 Amp service.

  • Counter top shall be granite with an allowance of $4500.00 including tax.

  • Real wood kitchen cabinets with gloss clear finish raised panel door.
